The Community Management Inc. Difference
*We personally manage your property and your resident’s dues accounts. You talk only to Community Management staff and vendors – We provide more effective management because we KNOW your property and it’s Homeowners/residents. Your community is your home’s best asset. Your community is our business!
*We customize the service options your board members choose, to fit the needs of your property. Every property is unique and at Community Management Inc there is no “one size fits all” management plan. We protect your community’s resources by reviewing your needs and planning with your board members the services that best fit your property. We will not provide or bill for services that do not benefit or enhance your community.
*All financial reports are performed by a certified, licensed CPA who is a Community Management team member. Many management companies now use bookkeepers or outside, contracted companies to provide financial reports and services for their HOA properties.
*All properties under the care of Community Management retain their own checking and savings accounts, apart from all other properties- All monies for each property are deposited into separate accounts for your association only.
*Accounts payable checks prepared by Community Management are reviewed and signed by HOA board members.
*Community Management provides professional yearly Budget analysis and review with recommendations on Reserve accounts to prepare for upcoming major repair/restoration projects before they turn into “special assessments by emergency”.
*Community Management Inc. maintains documentation for all property inspections, property projects, and even “call logs” for each property, which are provided to HOA board members monthly, and are available for inspection by any Home owner upon request.
*Community Management Inc does not charge “extra” for any services we provide to maintain your property: property inspections, follow up inspections, emergency after hours services, maintenance of your property web page, etc. We do not accept “kick backs” from vendors, or products used on your property. Any “in addition to” services performed by Community Management on your property will be spelled out in your service agreement.
*We bill after the fact on a semi-annual basis for reimbursement of actual amounts of paper, envelopes and postage used for your property’s communications (Newsletters, announcements, late statements, coupons books, etc), rather than a pre-paid lump sum, overinflated “guesstimate” included up front in your contract by many other management companies.
**there are some legal services generally not included in all of our community contracts because they are not needed/wanted by most properties. We charge a greatly reduced price to provide such services, over other professionals who can provide the same service to your property (ie: FHA certification documents and filings, etc ).
